Operations Manager – Residential Property Management & Investment

Location: Albury NSW 

Our client is a growing Albury-based real estate business specialising in residential property management and residential property investment. With a strong portfolio and an investor-focused mindset, they are now looking for an experienced Real Estate Operations Manager to bring structure, efficiency and leadership across the business.

The Role

As Operations Manager, you’ll be the engine room of the business, owning systems, processes, compliance and people, while working closely with the leadership team to support growth and profitability.

You’ll be responsible for ensuring the property management function runs smoothly, consistently and compliantly, while also supporting our residential investment activities.

Key Responsibilities

• Oversee day-to-day operations across residential property management and supervise a small team

• Improve and document systems, workflows and procedures

• Ensure compliance with NSW and Victorian legislation and industry regulations

• Lead, mentor and support property management and admin staff

• Manage KPIs, performance metrics and operational reporting

• Work with directors on strategic planning and business growth

• Support investor-focused services, including portfolio performance and scalability

• Liaise with external suppliers, software providers and contractors

About You

• Proven experience in real estate operations or senior property management

• Strong knowledge of residential tenancy legislation

• A systems thinker who enjoys improving efficiency and consistency

• Confident people leader with excellent communication skills

• Commercially minded with a strong attention to detail

• Comfortable working in a growing, fast-paced environment

• Experience with property management software and reporting tools
