We are seeking an experienced National Property Manager to lead the strategic and operational management of Fulton Hogan Australia's property portfolio. Based in, ideally Melbourne, or alternatively in Sydney, and reporting directly to the Chief Financial Officer, this is a unique opportunity to shape the long-term direction of a diverse national portfolio that supports one of Australia's leading infrastructure businesses.

As the leader of our property function, you will drive portfolio strategy across leased offices, depots, yards and operational sites, while identifying opportunities to unlock value from strategically held land assets. From major lease negotiations and portfolio optimisation initiatives to redevelopment, divestment and acquisition opportunities, your work will have a direct impact on the commercial performance, operational effectiveness and future growth of the business.

This role offers exposure to executive leadership, high-value property transactions and strategic decision-making, giving you the opportunity to influence outcomes across a large, complex and asset-intensive organisation while helping create the infrastructure that connects and supports communities across Australia.

What you'll do

  • Develop and execute Fulton Hogan Australia's national property strategy across leased and owned assets.
  • Lead lease negotiations, renewals, relocations and portfolio optimisation initiatives to improve commercial outcomes and operational efficiency.
  • Drive the strategic management of owned land holdings, including redevelopment, divestment, consolidation and value creation opportunities.
  • Provide commercial, property and investment advice to executive leadership on key property decisions and long-term portfolio planning.
  • Lead major property transactions, acquisitions, disposals, site relocations and development opportunities across Australia.
  • Build strong relationships with business leaders, landlords, agents, consultants and other property industry stakeholders.

How you'll connect to the role

You are a commercially astute property professional who brings extensive experience managing complex property portfolios within large, multi-site organisations. Combining strategic thinking with a practical, results-focused approach, you have a proven ability to identify opportunities, manage risk and deliver strong commercial outcomes across property assets and transactions.

You build credibility quickly and are comfortable working with senior executives, operational leaders and external partners to influence decisions and drive outcomes. Your background includes leading complex lease negotiations, property acquisitions and disposals, portfolio optimisation initiatives, and evaluating development or value-creation opportunities across owned assets. Supported by strong financial, analytical and business case development skills, you can translate complex property matters into clear, commercially sound recommendations.

You will hold tertiary qualifications in Property, Commerce, Business, Real Estate, Planning, Law, Engineering or a related discipline, with professional memberships and postgraduate qualifications considered advantageous.
