The Opportunity

Indooroopilly Shopping Centre is situated in the heart of Brisbane’s premium western suburbs and provides an inspiring shopping experience to local residents and visitors alike. With iconic status in the community, the centre has evolved over time with multiple redevelopments and an array of retail tenants reflecting the changing face of fashion and lifestyle. As Brisbane’s iconic shopping centre, Indooroopilly is anchored by David Jones, Myer, Kmart, Target, Coles, Woolworths, Event Cinemas and offers 284 specialty stores. With several new stores the centre is perfectly positioned to continue to delight its loyal customer base and attract new customers with its considerable charm.

Reporting to the General Manager, Asset, the Senior Operations Manager is a key leadership role responsible for driving operational excellence, governance, compliance and long-term asset performance across Dexus' Queensland Retail portfolio.

You will make an impact by:

• Drive operational excellence, compliance, maintenance performance and continuous improvement across a portfolio of retail assets.
• Lead key operational initiatives and partner with Centre teams and support functions to deliver portfolio priorities.
• Coach, develop and inspire a team of Operations professionals, building capability and fostering a high-performance culture.
• Champion safety, risk management and regulatory compliance, ensuring assets operate to the highest standards.
• Oversee operational and capital budgets, business planning and asset improvement initiatives to optimise performance, resilience and sustainability.
• Develop strong partnerships with stakeholders, contractors, retailers and service providers to deliver outstanding operational outcomes.

About You

You are an experienced, professional and proactive Senior Operations Manager, with a genuine passion for retail. You are comfortable leading from the front and thrive in a culture-first, high-performing environment. You will bring:

• Significant experience leading property operations, facilities management or retail assets within a large-scale retail, commercial or mixed-use environment.
• Proven ability to lead teams, influence stakeholders and drive operational excellence across complex assets or portfolios.
• Strong commercial acumen, with experience managing budgets, contracts, capital works and operational projects.
• Sound understanding of safety, risk, compliance and building operations.
• A collaborative and adaptable leader who can balance competing priorities, make sound decisions and build strong relationships across diverse stakeholder groups.
• Passion for driving value, challenging the status quo and delivering sustainable, customer-focused outcomes.
