About the Role
CLLIX Apartments & Hotels is seeking an experienced and commercially minded Operations Manager – MLR & Building Operations to oversee the day-to-day performance of our Management Letting Rights (MLR) business.
This is a pivotal leadership role responsible for ensuring seamless operations across front office, housekeeping, and maintenance, while maintaining strong relationships with apartment owners, Body Corporate, and residents. The role plays a key part in delivering exceptional guest experiences and driving operational efficiency and financial performance.
Key Responsibilities
Operational Leadership
- Oversee daily operations across front office, housekeeping, and maintenance
- Ensure smooth guest arrivals, departures, and overall service delivery
- Maintain high standards across apartments and common areas
Body Corporate & Stakeholder Management
- Act as the key liaison between the MLR business, Body Corporate, building management, and residents
- Ensure compliance with building by-laws and caretaking agreements
- Coordinate building works, contractor access, and maintenance activities
Guest Experience
- Drive high levels of guest satisfaction and service standards
- Manage escalated guest concerns and implement service improvements
People Leadership
- Lead, coach, and develop front office and housekeeping teams
- Manage rosters, labour costs, and team performance
- Foster a positive and high-performing workplace culture
Owner Relations
- Build and maintain strong relationships with apartment owners
- Provide updates on occupancy, maintenance, and guest feedback
- Ensure apartments meet letting standards
Financial & Performance Management
- Monitor occupancy, ADR, and revenue performance
- Manage operational costs and support budgeting and forecasting
- Analyse reports and implement continuous improvement initiatives
Compliance & Safety
- Ensure adherence to WHS, fire safety, and regulatory requirements
- Maintain risk management and incident reporting processes
