Purpose of the Role

BGIS is seeking an experienced Area Operations Manager to support the delivery of planned and responsive maintenance services across a large government housing portfolio in NSW. Reporting to the Account Director, you will guide and support regional teams to achieve service excellence across timeliness, quality, compliance, communication, and financial performance.

In this role, you will work closely with client representatives, subcontract partners, and internal teams to strengthen relationships, encourage open communication, and continuously improve service outcomes.

The ideal candidate will be an approachable and capable leader who enjoys building trusted relationships, encouraging collaboration, and creating clarity across complex operational environments.

Key Responsibilities

  • Oversee regional service delivery to meet agreed KPIs, budgets, and quality standards.
  • Coordinate subcontractor engagement, ensuring fair allocation of work and positive working relationships.
  • Build and maintain respectful, solutions-focused relationships with client stakeholders and partners.
  • Monitor operational performance using reporting platforms and systems including Evolution and Microsoft tools.
  • Support compliance with safety, quality, and governance requirements.
  • Identify opportunities for service improvement and sustainable growth.
  • Prepare clear and accurate weekly and monthly reports.
  • Support team development through recruitment, onboarding, coaching, and regular feedback.
  • Facilitate structured client meetings and maintain transparent communication channels. 

Education, Experience & Skills

Essential:

  • Qualifications in Building & Construction Management, Project Management, Business Administration, or a related field (all experience levels encouraged to apply).
  • Experience in residential construction and / or property maintenance. 
  • Experience working with subcontractor-delivered service contracts.
  • Financial and contract administration capability.
  • Experience delivering planned and responsive maintenance programs.
  • Demonstrated leadership experience with a supportive and people-focused approach.
  • Strong written and verbal communication skills.
  • Confidence using systems and platforms, including Microsoft Office (particularly Excel).
  • Understanding of quality assurance and compliance processes.

Desirable:

  • Experience within community or public housing environments.
  • Demonstrable leadership experience of a disaggregated workforce across a broad geographic footprint.
  • Exposure to business development or service enhancement initiatives.

Workplace Flexibility

This position will be based full-time at our Alstonville office and across client sites. 

Frequent car travel is required. A company vehicle and fuel card are provided, along with PPE, phone, uniform, and laptop. Free onsite parking is available.
