The Opportunity
We are creating a dedicated Hard Services position to lead technical building operations at 832 Wellington Street, West Perth, and provide light touch coverage to a couple of nearby Member Service Centres (MSCs). You will own the performance, compliance and lifecycle of core building services—HVAC & controls (BMS), electrical & lighting, lifts, fire systems, hydraulics & water quality, CCTV, Access control desk booking and critical systems—working through specialist service partners and master service contracts. You will plan, prioritise and execute maintenance, rectify faults quickly, and drive asset reliability, safety and energy efficiency.
Location and Hours: West Perth HQ (832 Wellington Street), with periodic support to nearby MSCs. 7am to 3pm M-F with flexibility for planned works and after‑hours incidents as required.
What will you be doing?
- Operate and optimise building services across West Perth HQ (plus nearby MSCs) covering HVAC & BMS, electrical/lighting, lifts, fire, hydraulics, and minor works.
- Lead service partners to deliver statutory maintenance, inspections and testing; verify completion evidence, close defects and maintain auditable records.
- Own vendor performance and master service contracts—run site meetings, review KPIs/SLAs, manage variations and drive continuous improvement.
- Manage the BMS and controls environment (e.g., schedules, alarms, tuning) and coordinate planned upgrades and integration works with providers.
- Coordinate lift contractor activities including isolations and supervised access for integration works; maintain safe work interfaces and documentation.
- Oversee fire services compliance including routine testing, rectifications and panel fault management; ensure AS1851 adherence and timely close-out.
- Use the CMMS to plan, track and report all maintenance (PM and reactive); ensure accurate asset registers, service routines and cost capture.
- Own and coordinate site systems that support safety, security and workplace experience, including CCTV, access control, intercoms and workplace systems (e.g. desk booking and occupancy tools); manage vendors, integrations and lifecycle upgrades, and ensure systems remain reliable, compliant and fitforpurpose.Plan and deliver small capital works and renewals; contribute to budget build (OpEx/CapEx), forecasts and business cases with clear justifications.
- Support NABERS/energy initiatives by supplying data, improving controls and leading low‑cost efficiency tweaks that reduce consumption and improve ratings.
- Administer permits to work, isolations and contractor safety requirements; ensure risk assessments and SWMS are in place for high‑risk tasks.
- Respond to incidents and after‑hours events in line with on‑call procedures, coordinating vendors and communications until resolution.
- Partner with Soft Services to ensure works are planned with minimal disruption to FOH experience and core business operations.
What are we looking for in you?
- Proven hard services/FM experience across commercial office or mixed use sites—comfortable leading HVAC, controls/BMS, electrical, fire and lifts via vendors.
- Strong vendor and contract management capability (KPIs, SLAs, HSEQ, variations) and the confidence to challenge and coach suppliers.
- Strong systems capability—handson experience overseeing CCTV, access control and workplace systems (such as desk booking/occupancy), including vendor management, fault triage, integrations with building services and maintaining accurate system documentation.
- Working knowledge of statutory maintenance frameworks (e.g., AS1851) and building compliance obligations.
- Hands‑on approach to problem solving with sound fault‑finding skills and an eye for risk, safety and quality.
- Data‑driven mindset—able to use CMMS/BMS data for decisions, reporting and continual improvement.
- Clear, practical communication with stakeholders and a disciplined approach to planning, prioritisation and documentation.
Desirable
- Trade or technical qualifications in mechanical/electrical/building services, or equivalent experience.
- Experience with energy efficiency programs and NABERS or similar ratings.
- Exposure to system integrations, IT systems and IT networking.
